The focus of the project was to build a warehouse that was functional and durable, for storing industrial purposes and also to provide logistics support. The solution was not simply a standard steel building; it took into account how the warehouse would be used on a daily basis.

Customer Requirements
Before the design started, the client cared most about these points:
- The warehouse needed enough usable space for goods storage.
- The layout had to support truck access and loading operation.
- The building needed good ventilation for Malaysia’s humid climate.
- The roof system needed proper drainage for heavy rainfall.
- The steel frame had to be durable for long-term warehouse use.
- Roof and wall materials needed to balance cost and performance.
- Components had to be clearly marked for easier site installation.
- Packing had to be suitable for overseas transportation.
Client did not only want low-cost for this project. They needed a warehouse system that would work for many years in a tropical location; also it had to be easy to set up, practical.

Challenge 1: Warehouse Layout for Logistics Operation
A logistics warehouse needs more things besides covered storage location(s). Its floor planning/design must accommodate daily flow of goods in and out, along with trucks and forklifts and people and storage device.
If the door positions and internal space and traffic routes are not planned correctly, the warehouse may experience several issues including but not limited to, slow loading times, wasted storage spaces, hard forklift movements, or insufficient material flow.

Our Solution
In designing the warehouse, Bingfa Steel Structure used the warehouse process to determine the steel frame layout, door locations and the amount of usable space within the warehouse to ensure an efficient storage and/or logistics operation.
The design considered:
- Loading and unloading access
- Truck movement
- Forklift operation
- Storage zone planning
- Door height and width
- Internal clear height
- Possible future layout adjustment
This helped create a more practical metal warehouse building for logistics storage and industrial use.

Challenge 2: Tropical Climate, Rainfall, and Ventilation
Malaysia experiences a climate that is both warm and moist with rainfall occurring often. Therefore, the roofing systems and ventilation of warehouse structures in this area must be addressed thoroughly and must include corrosion resistance and comfort within the building.
Poor ventilation will result in excessive amounts of heat being trapped within the warehouse. Poor drainage will create the chance of more leaks or will reduce the length of time the roofing and wall materials will last.
————————————————————————
Our Solution
The warehouse solution considered practical roof and wall design for the local climate.
Important design points included:
- Suitable roof slope for rainwater drainage
- Gutter and downpipe arrangement
- Ventilation openings or louvers
- Large doors for airflow and access
- Roof and wall material selection
- Paint system or surface treatment consideration
- Easy maintenance after installation
It is possible to choose insulated sandwich panels for projects that require improved indoor temperature control. If the project will be used for general storage purposes, then color steel sheet panels may be a more cost-effective choice.

Challenge 3: Roof and Wall Material Selection
Roof and wall systems are made to suit specific needs of each application to include exterior structure, insulation, appearance, cost, longevity, and comfort. The materials selected should be compatible with the intended use of the building, the type of storage required, the budget available, and the expected cost of maintaining the building.
————————————————————————
Our Solution
Bingfa Steel Structure provided several roof and wall material options:
- Color Steel Sheet
Economical roof and wall cladding for standard warehouse storage buildings. - EPS Sandwich Panel
Cost-effective insulated panel for basic thermal insulation. - PU Sandwich Panel
Suitable for projects requiring better thermal insulation and indoor temperature control. - Rock Wool Sandwich Panel
Suitable for fire resistance, sound insulation, and industrial warehouse projects. - Rock Wool Sandwich Panel with PU Sealing Edge
Suitable for higher-quality warehouse buildings requiring fire resistance and improved edge sealing performance.
The final material choice should be based on warehouse use, local climate, insulation needs, fire resistance requirements, and project budget.

Challenge 4: Overseas Delivery and Installation Support
With an overseas warehouse project, fabrication quality is just one aspect of the project, there are many other aspects that need to be considered (ie. Packing, Marking, Loading and Installation Support).
If steel columns, beams, purlins, bolts, bracing, and panels are not clearly marked, the local installation team may spend more time sorting materials on site.
————————————————————————
Our Solution
The steel components were prepared according to installation needs and export delivery requirements.
The project support included:
- Factory fabrication of steel columns and beams
- Preparation of purlins, bracing, bolts, and connection parts
- Component marking before packing
- Export packing for transportation
- Loading coordination
- Installation drawings and technical communication support
Clear marking and proper packing help reduce confusion during site installation and improve project efficiency.

Warehouse Structure System
The main structure of this metal warehouse building project included:
- H-section steel columns
- H-section steel beams
- C/Z steel purlins
- Bracing system
- High-strength bolts
- Connection plates
- Roof and wall cladding
- Doors, gutters, downpipes, and accessories
The structure can be customized according to warehouse size, span, height, wind load, roof and wall materials, and local project requirements.

Customer Feedback
The main concerns of the Client revolved around the ability of the warehouse to support daily logistics operations, withstand the prevailing weather conditions of the area, and be properly installed by the clients’ local installation crew.
Following review of the project solution, the Client indicated that they were satisfied with the functional warehouse layout, clearly defined material options, and assistance provided in preparing material for export.
“We decided to have a warehouse because it provided a practical storage and logistics solution. We were able to make an informed decision before placing our order because their proposals gave detailed descriptions of the warehouse layout, roof drainage, ventilation, and the various materials that could be used.”
This feedback shows what a lot of customers who buy things from warehouses in other countries value most, which are the ability to communicate clearly with each other, use materials that are suitable for their purpose(s), have a design that is functional, and have a good support system or method(s) of delivery.
